How I do it.
Architects, me included, typically follow the ‘RIBA (Royal Institute of British Architects) Plan of Work’ to guide the design and construction process. However, for those not well-versed in construction processes, understanding this framework can be challenging due to its technical jargon and complexity. That’s why I’ve created my own, easy-to-follow version, breaking it into eight clear stages that explain each step in straightforward terms.
While this framework provides a solid roadmap, flexibility is key. Every project is unique, and I adapt my approach to suit your needs, ensuring a smooth journey from concept to completion.
STAGE 00:
GETTING TO KNOW YOU
Every successful project begins with a strong partnership. Whenever possible, I like to meet in person before any formal agreement is made. This initial conversation helps us determine if we’re the right fit to collaborate on your project. It also allows me to gain a deeper understanding of your vision, enabling me to provide a more accurate fee estimate.
STAGE 01:
ANALYSIS & SURVEY
This is where the work truly begins. Depending on the project’s scope, I will conduct a comprehensive site analysis, taking into account things like geographical, cultural, and historical factors, as well as topography, access, and utilities. For extensions and alterations, I will perform a detailed survey and create base drawings to guide the design process.
STAGE 02:
CONCEPT DESIGN
I will develop initial ideas and sketches based on the findings from Stage 2. This phase will involve exploring design concepts that emphasise layout, aesthetics, and functionality. I’ll present preliminary designs for your feedback, aiming to establish a clear design direction while allowing room for refinement.
STAGE 03:
PLANNING PERMISSION
I will prepare the necessary drawings and documents for your planning application and manage the entire submission process. While I cannot guarantee planning, the work we’ve done so far takes planning regulations into account. This foundation will hopefully position you favorably for obtaining approval.
STAGE 04:
BUILDING WARRANT
I will create detailed technical drawings to ensure compliance with building regulations, taking into account factors such as structure, safety, environmental impact, noise, energy efficiency, and sustainability. I will submit the building warrant application to the local authority for review, which may involve revisions to address any queries that arise.
STAGE 05:
TENDER
I will prepare detailed tender documents, including drawings, specifications, and contract terms, outlining the project’s scope. These are sent to at least three contractors for pricing. I’ll then assess the bids, considering cost, experience, health and safety, and projected timelines. The goal is to secure a reliable contractor who can deliver the project on budget and to the desired quality.
STAGE 06:
CONSTRUCTION
I will oversee the construction to ensure the design is executed as planned. This includes regular site visits to monitor progress, assess quality, and guide contractors. I’ll manage payments, address snagging, and certify key milestones. I’ll also assist in obtaining your completion certificate, ensuring full compliance for handover.
STAGE 07:
HANDOVER
Congratulations — your new or improved home is complete! The project now enters a 12-month rectification period where any issues or defects that arise can be identified and resolved. I’ll stay in touch to ensure everything aligns with your expectations, fine-tuning the finishing touches so you can enjoy your transformed space with total peace of mind.
